30yr Fixed (0-80% LTV Coventional\Jumbo, 96.5% FHA Financing - 3.5% Down)

The market currently is going FHA due to the subprime mortgage meltdown. You want a strong FHA mortgage lender to help you get the best financing. We are a direct wholesale FHA \ VA lender. That means you will get the best rates from all the major lenders in one place. Higher than 80% LTV loans have Mortgage Insurance. 

(Dead) This loan no longer exists - Hybrid / Fixed (0-103% LTV) -Another very flexible loan is the 3yr,5yr,10yr Fixed I/O ARM and 30yr Fixed I/O. These are great loans if you are at a higher loan to values and they give you some flexibility in your payment option while giving you the opportunity to pay principle simply by adding additional money every month over your I/O payment.

(Dead) This loan no longer exists 1-4% Rate Flex Pay / Wealth Builder (Up to 80% LTV, higher with PMI)    This is one of the most popular loans on the market, some are fixed but most are adjustable. Some may refer to this as a Neg Am loan.  It gives you the flexibility to make three payment options per month. This was good when homes were appreciating.

Closed End 2nd's / HELOC (Up to 80% LTV) - This is a great loan to use as a piggy back or concurrent loan with which to borrow at higher loan to values and also to eliminate the need to have none tax deductable PMI (Private Mortgage Insurance) when doing a first position home loan above 80% LTV. Home equity lines of credit can be used if you want to have an open line of credit and can work the same as a closed fixed rate second when doing concurrent financing.
